Buying a home is exciting, but many buyers jump into the process without fully understanding how everything behind the scenes works. This can result in frustration, missed opportunities, or even costly errors. Here are five things realtors wish every buyer knew before they start scrolling listings and scheduling showings.

Buyer Consultation

One of the most overlooked steps is having a proper buyer consultation. This is a strategic session, not just a quick meeting. During a consultation, you and your agent will draft an expectations list that includes your wants, needs, deadlines, and deal-breakers. It helps to put you and your agent on the same page and defines what a successful home search looks like for you. Buyers frequently waste their time looking at properties that don’t meet their expectations or budget if a consultation isn't done first.

No Home Is Perfect

Another key truth is that no home is perfect. It’s easy to imagine a home that fills every expectation, but in reality, every home has limitations. Maybe it’s the location, the finishings, or the layout. The sooner you accept this part of the process as the buyer, the easier it is to spot a great opportunity when it appears. Finding the ideal home for your lifestyle and long term goals is more important.

Get Pre-Approved Before You Even Look

Getting pre-approved before starting your home hunting is equally as important. This step will give you a clear understanding of your borrowing power and show sellers you’re interested. Buyers without pre-approval are frequently overlooked in competitive markets. More importantly, pre-approval keeps you from falling in love with a home that may not be affordable.

Understanding What You Actually Can Afford

This brings up yet another important point: knowing what you actually can afford. Just because a lender approves you for a certain amount, doesn't mean you should spend it. Monthly payments, property taxes, insurance, down payment, upkeep, are all important to keep in mind when in the process of buying a home. A wise buyer looks beyond the maximum number and focuses on a budget that is manageable long term.

Photos Can Be Deceiving

Finally, it’s important to keep in mind that pictures can be deceiving. Online listings are designed to showcase a home in the best possible light, using wide angles, appealing lighting, and carefully chosen shots. What you don’t see can matter just as much as what you do see; noise, odor, layout flow, and necessary repairs are examples of things that may be important to know. Sometimes homes appear better in photos than they do in real life, and other times it’s the opposite. That’s why seeing a property first hand and relying on your agent’s perspective is so valuable.

Keeping these five factors in mind while beginning your house hunt can save you time, stress, and money. The process becomes a lot more manageable, and ultimately much more rewarding, when the proper expectations, planning, and direction are in place.
